Check-In Procedure
- Check-in time for RV Sites and Cabins is between 1:00 pm and 5:00 pm.
- Check-out time is 11:00 am, unless otherwise approved by Management the daily rate will be charged.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Quiet Time
- 10:00 pm-8:00 am Sunday through Thursday and 11:00 pm- 8:00 am Friday and Saturday.
Fire Policy
- No fireworks are allowed in the park!
- Fires must always be attended to and extinguished completely.
- No burning of trash allowed.
Site Fees
- Site Fees (as well as your Utility charges) are due on the 1st of every month.
- A late charge of $60.00 will be assessed for all site fees not paid by the 6th.
- We accept personal checks, MO & credit cards (NO Cash accepted) Returned checks will be charged a $35.00 charge as well as a late fee if returned after the 6th of the month.
- All site rates are based on 1-4 people.
Sewer
- All sewer connections must be sealed with a screw-in fitting per Aransas County Health Department regulations.
BBQ and Fire Pits
- BBQ and Fire/pits with bottoms, commercially manufactured portable fire pits, and BBQs may be used.
Vehicle Policy
- RV’s going forward must have their original equipment, (like no window unit A/C), free from damage, clean, and in good condition.
- All residents must have a parking permit.
- Vehicles parked at Woody Acres must be well-maintained and clean.
Speed Limit
- Vehicles and Motorcycles Maximum speed limit inside the resort is 10 mph.
Prohibited Activities
- No subleasing or commercial use is allowed.
- So, no renting or leasing of your unit.
- Units may not be used as vacation rentals.
Park Facilities
- The pool, bathhouses, pool hall, clubhouse, exercise room, and laundry facility are for use by registered guests only.
- Guests are allowed only if accompanied by a resident.
Pool and Hot Tub Policy
- The pool is not for public use.
- Use is restricted to registered guests of Woody Acres.
- Pool permits are now required and may be obtained at the office.
- No lifeguard is on duty at any time.
- No one 16 or under is allowed unattended in the pool or fenced-in pool area.
- They must be accompanied by a parent or guardian over 18 years old.
- No one 17 and under is allowed in the hot tub at any time.
- Do not get into the pool or hot tub if you have been ill within the last two weeks.
- Do not get into the pool or hot tub if you have open sores anywhere on your body.
- No diving or jumping into the pool at any time.
- No glass, this includes ceramic coffee mugs, beer bottles, etc. in the fenced-in pool area.
- Pets are not allowed inside the pool area fence at any time.
- Pool hours are from 8:00 am to 10:00 pm.
- No loud music or other excessive noise
- Only swimsuit attire is allowed in the pool and hot tub, no street clothes are allowed.
- Children who are not potty trained need to wear a swim diaper.
- No nudity

- Wi-Fi service is available – connect your device by selecting “Woody Acres Enrollment” and follow the instructions to sign up.

Liability
- Woody Acres and BoaVida will not be responsible for accidents, injuries, damage, or loss of property by fire, theft, wind, flood, insects, or acts of God.
- All refunds are at the sole discretion of Woody Acres.
- No guarantee of refund is implied or stated.
- A deposit paid in advance to hold a site is non-refundable unless otherwise decided by management.
- No refund on rent.
Ponds
- No swimming or dumping of fish guts or other debris into the ponds.
- Fishing is catch and release only.
Smoking Policy
- No smoking or vaping allowed inside any of the park buildings.
Children Policy
- Children under 18 must be supervised by an adult when using any of the park facilities(Clubhouse – Pool Hall – Fitness Center).
- Children 16 and under must be supervised while in the pool area.
Golf Carts
- Golf Carts are allowed at Woody Acres with the same rules for use as in the City of Fulton.
- Only persons licensed to drive on the street may operate a golf cart at Woody Acres.
- Golf Cart regulations are available in the office.
Deposit Policy
- Permanent monthly stays require a $200 deposit for RVs and a $500 deposit for mobile homes.
Unit Rules and Restrictions
- In accordance with the Rockport-Fulton Ordinance, no units older than 10 years old are accepted for stays longer than 180 days.
- Woody Acres will accept RVs older than 10 years if they are in good condition and have all original equipment in working order.
- Approval must be provided by the Woody Acres onsite manager through email via photo submission.
- Pictures must include clear views of all four sides of the RV.

Pet Policy
- Pets Limit of two (2) pets per site.
- Breed restrictions apply.
- Pets must be leashed at all times and not left outside unattended at any time.
- All pet owners are responsible for their animal‘s containment and removal of the animal’s waste
- Residents may have a maximum of 2 pets.
- Pets must always be accompanied by their owner.
- No pets left alone outdoors, free of leash or tied up.
- Pets must be walked on a leash.
- No aggressive breeds or exotic animals, please.
- Pet fees for rentals include a $150 deposit and a one-time $15 fee per dog for daily reservations, $25 for weekly, and $100 non-refundable for monthly.
- No cats allowed in rentals.
Campground Disclaimer
- As a registered guest, you assume responsibility for the conduct and actions of yourself, family members, and visitors within your site and limits of the resort whether invited or not.
- We reserve the right to amend or alter rules at any time and evict you for failure to follow rules with no refund.

- These rules are intended to further the safety and tranquility of our community and your living environment.
- Park rules and policies are subject to change at any time by Management.
- Any alterations or additions to the site must be approved by the Management.
- Woody Acres has the right to refuse service to anyone, at any time.
- Restricted/banned individuals will not be allowed back on-premises.
Cancellation Policy
Campground Cancellation Policy
- If the guest cancels at least 3 days before their check-in day and time, they will receive a full refund (minus Spot2Nite convenience fees and a $15.00 park cancellation fee). If the guest cancels within 3 days before check-in, there will be no refund.
