Check-in Procedure
- Check-in time is at 3:00 p.m.
- Checkout time is at 11:00 a.m.
Arrival Times
- 3:00 PM - 11:30 PM
- The preserve opens at 8:00 AM and closes at sunset year-round.
- Office hours M-F 8-4. Weekends and state-recognized holidays 8-2.
- You are more than welcome to stop by and get information at the Visitor Center.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Payment
- All Balances are due at 100% 14 days prior to their arrival and will be charged to the card on file.
- If the card on file becomes invalid, the guest agrees they will reach out to Timberline Glamping 14 days prior to their arrival.
- If Timberline Glamping has an issue collecting the payment in full, Timberline Glamping will reach out.
- If arrangements have not been made within 3 days, Timberline Glamping can cancel the reservation at that time.
- No refunds of the deposit will be tendered to the guests if they fail to make arrangements with Timberline Glamping after being contacted.
Initial Deposit
- An initial deposit is charged when the reservation is booked.
Scheduled Deposit
- 14 days before arrival, 100% of the reservation balance will be collected. If a reservation is booked "last-minute" (within the scheduled time frame), 100% of the remaining balance will be collected.
Children
- Children are welcome with an accompanying adult
- Children age 1 and under stay free
Disclaimer
- Timberline glamping in Kissimmee Prairie is subject to the rules of Kissimmee Prairie Preserve State Park.
Speed Limit
- 5mph in Campgrounds, 25mph on park roads.
Campsite
- Each campsite is limited to six persons.
Vehicle
- All vehicles and camping equipment must remain on the shell rock pad at the campsite.
- Two(2) vehicle limit. Any additional vehicles must be parked in the extra car parking area.
- Bicycles are NOT allowed on the concrete walkways.
- Off-road vehicles are prohibited in any area of the Preserve.
- All motorcycles, mopeds, golf carts, and vehicles MUST remain on the Shell Rock roads and are subject to all State Highway Regulations.
Pet
- We love our furry Glampers! Just let us know ahead of time.
- There is a $50 pet fee charged to each guest who brings dogs if we are notified ahead of time.
- Failure to do so will result in a $150.00 fine.
- Pets must be kept on a leash not exceeding 10 feet in length.
- Pets are not allowed in restrooms, playground areas, shelters, or designated swim areas.
- Pets shall not be left unattended in any Timberline Glamping accommodation unless properly created.
- The guest is financially responsible for all damage caused by their pets.
- Pets must be on a six-foot hand-held leash at all times and cleaned up after.
- They may not be left unattended and not allowed in any state building.
Fireworks, Drones, and ATVs
- The use of fireworks, RC aircraft (drones), and ATVs is prohibited in State Parks.
Campfire
- Only build a fire in the ground grill provided at your site.
- Completely extinguish the campfire before leaving your site.
Gray Water
- Dumping gray water on the ground is prohibited.
- A dump station is provided for recreational vehicles which is located at the family camp loop entrance.
- Please wash the dump station platform after use.
Trash
- A dumpster is provided at the family camp loop entrance.
- Burning of garbage is prohibited.
- Garbage must be cleaned from the site before departure.
Visitors
- Only registered campers are allowed in the Preserve after closing.
- Guests are subject to the day-use fee.
Quiet Time
- Registered campers need to be set up prior to the 11:00 PM to 7:00 AM quiet time.
- Unreasonable or excessive noise at any time is prohibited.
Trees and Wildlife
- ALL trees, plants, and wildlife are protected.
- 1. The collection of firewood is prohibited.
- 2. No items may be tied, screwed, nailed, or affixed in any other way to trees or any other state-owned property.
- 3. Please do not feed or harass wildlife in the Preserve. Protect your food at your campsite.
Boat Rental Agreement Constitutes a Contract Between Renter and Timberline Glamping Company
Property to be Rented:
- Timberline Glamping Co. reserves the right to inspect rental equipment up to 5 days after the rental period if necessary.
- If damage is caused during the rental period, I the RENTER authorize Timberline Glamping Company to notify me of the costs and charge the credit card on file to recover damages.
- I the RENTER understand that all damages will be repaired by Timberline Glamping Company's authorized mechanics and/or repairmen, and no repairs will be allowed by the RENTER or other suggested mechanics.
- I understand that I as RENTER am responsible for all damages, even if they are above the amount of
my initial deposit or authorization.
Cancellation/No Show Policy :
- RENTER understands that when the paddleboard/kayaks/pedal boats are reserved, it is no longer available for other customers, and as such Timberline Glamping Company cannot commit the watercraft to another customer during the reserved dates.
- Consequently, in the event the renter cancels, changes dates, shortens their trip, or in any other way amends their rental period within 14 days, the entire rental total is due and will be charged to the card on file.
Credit Card on File:
- RENTER agrees that they will provide Timberline Glamping Company with a valid credit card to be kept on file in case of damages.
Damages to Equipment :
- RENTER acknowledges and understands that equipment is to be left in clean, undamaged condition, and in the same condition as at the commencement of the rental period.
- If the rental equipment is not left in suitable condition, RENTER acknowledges and understands that Timberline Glamping Company.
- Reserves the right to charge RENTER for any repairs, replacement, or special cleaning of any damaged, lost, or personal property.
- RENTER acknowledges, understands, and agrees that by signing this Boat Rental Agreement/Contract, he/she is authorizing Timberline Glamping Company to charge RENTER for any damages sustained.
- Such charges will be removed from the RENTER's security deposit or charged to the credit card on file.
Please Be Aware:
- Major problems that can arise are few but may seem costly. The value of the paddleboard/kayak/pedal boat can exceed $700 for a full replacement.
- The value of the Bote Hangout Dock can exceed $1400 for a full replacement.
- Theft or loss: In case of theft or loss, the RENTER is responsible for the replacement value of the equipment during the rental period.
- In case of abuse, damage, or theft by any person, the RENTER will be charged for the repair or replacement of the equipment.
- The guest will pay $25.00 for lost life jackets and $50.00 for lost paddles.
Watercraft Use:
- The RENTER understands that conditions (weather, water levels, etc.) are variable and that they must exercise caution, pre-planning, and good judgment in the use of the paddleboard/kayak At no time should the total weight in the boat exceed the maximum listed weight.
- At no time will a guest allow a pet on the inflatable items like the standup paddleboards or the Bote Hangout Dock, failure to follow this guideline will result in an automatic $100 charge. If damage is found, you will be charged for the cost to fix or replace damaged equipment.
Loss of Renter(s) Property:
- It is expressly agreed that Timberline Glamping Company shall not be liable for the loss or damage to any property left or stored by RENTER or any other person in or upon said equipment after the return thereof to Timberline Glamping Company. RENTER agrees to hold Timberline Glamping Company harmless from and against any such claim.
Return of Equipment
- RENTER acknowledges and understands that they will return the equipment to Timberline Glamping Company no later than the time reserved.
- Late returns will result in fees of $50 per hour starting 15 minutes after the time specified (11 am).
Release of Liability/Assumption of Risk:
- I, the RENTER, understand that the sports of boating, water skiing, wake surfing, wakeboarding, riding water toys, or any water sport are HAZARDOUS activities.
- I, the RENTER, understand that engaging in these sports and use of the equipment involves a risk of injury to any and all parts of the user's body and possible DEATH.
- I, the RENTER, hereby agree to freely and expressly assume, and accept any and all risks in the use of the equipment rented; and to all individuals that are upon the paddleboard/kayak/pedal boat at any time during the rental period.
- In the event, that someone is injured during the use of the paddleboard/kayak, or pedal boat or if someone other than RENTER is operating the equipment during the rental period and is injured, RENTER agrees to pay all deductibles and costs for physical, and property damage to any and all parties involved as proven in a court of law to be the fault of the RENTER or those who were operating the paddleboard/kayak/ pedal boat from the time the RENTER picks up the equipment or the equipment is delivered until it is returned to the control of Timberline Georgia Glamping Company via the agreed-upon check-in procedure.
Liability Agreement:
- I, the RENTER hereby release and hold harmless from any legal liability, Timberline Glamping Company and its owners and agents from any and all liability for damage and injury or death to myself and or any person or property resulting from the selection, maintenance, or use of this equipment; and for any claims based upon negligence, breach of warranty, contract, claim, or other legal theory, accepting myself, the renter, full responsibility for any and all such damages or injury which may result.
- It is understood and agreed that the Rental Fee is a presently earned fee for the use of the equipment and that the Security Deposit is a deposit against costs of repairs or cleaning that may be required as a result of physical damage to the equipment during the rental period or against any liability that RENTER may incur to Timberline Glamping Company pursuant to this agreement.
- Further, I the RENTER am responsible for all damages and/or losses to the equipment or any of its contents during that period.
- RENTER indemnifies and holds Timberline Glamping Company harmless from any loss, damages, expense, or claim, including attorney's fees, and costs arising out of RENTER'S acts or omission to act.
Legal Fees:
- I, the renter am responsible for all legal fees, collection agency fees, and court costs for myself and Timberline Glamping Company incurred by any dispute in damages if legal action is necessary, because of my neglect to return the watercraft or equipment in the same condition that it was received at the beginning of my rental period.
- The parties hereto agree that they have read this document in its entirety, and understand and agree to all terms and conditions.Cancellation Policy
MODERATE
If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
