RESORT POLICIES
While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Adult occupancy: Persons under 21 years of age are not permitted to make reservations. Persons under 18 are not permitted to stay on the premises unless accompanied by an adult (21 years of age or older).
Maximum Occupancy is clearly listed on the reservations websites and due to the fire code, maximum occupancy in the vacation rentals is strictly enforced.
Tenancy: Reservations at Sequoia Resort do not establish tenancy.
Non-smoking: All houses and common buildings are NON-SMOKING, this includes marijuana and e-cigarettes. Use ashtrays on the decks, and be mindful that Sequoia Resort is in a high fire danger area. Incense, candles, portable fire pits, and charcoal are not permitted in the houses or RV sites.
BBQs: Propane BBQs are located on the vacation rental decks. For our RV guests, there is a communal propane BBQ located near the picnic area or you may use your own propane BBQ at your site.
Charcoal: Due to current fire restrictions, charcoal is NOT allowed anywhere on the property.
Firepit: Due to current fire restrictions, propane firepits are NOT allowed anywhere on the property. There is a community fire pit near the picnic area and wood is provided for use. Use is dependent on the current wind conditions.
Pets: Dogs are welcome with current vaccinations but may NOT be left unattended during their stay. If Dogs are left unattended you will be charged $250.00. Unplanned electrical outages do occur and your dog could suffer if left in a hot vacation rental or RV. Dogs must be on leashes when outdoors. Dog owners are responsible for picking up, bagging, and disposing of dog waste.
Additional cleaning fees are incurred for dog stains and/or dog hair on furniture. Sequoia Resort assumes no responsibility for illness or injury to pets while on the premises.
Excessive dog barking will not be tolerated and guests will be asked to leave the property without a refund.
Cats: We do NOT accept cats in our vacation rentals.
There is no daily housekeeping service. If you are in a vacation rental and need extra towels, toilet paper, or coffee, please advise the office.
Garbage: The trash bins are located in the wood shed next to the Office building. Please notify the Office if you need garbage to be picked up during your stay. To minimize critters, please place trash in the receptacles on the porch.
Septic system: The houses and RV Park are on a septic system, so we ask that guests follow these guidelines to help keep the septic running smoothly
- Food garbage must be thrown away, NOT washed down the kitchen sink.
- NO grease or oils poured down the kitchen sink.
- ONLY toilet paper flushed in the toilet. Do NOT flush "wipes".
- NO feminine products were flushed in the toilet.
- NO paper towels were flushed in the toilet.
Vacation Rental Guests are asked to do the following upon check-out:
- All garbage bagged and put in the porch trash can.
- Recyclables in the recycle bin on the porch.
- All dirty dishes, pots, utensils, etc. are loaded into the dishwasher and started the dishwasher.
Phone and Internet:
- Verizon is the only cell service in the area. Each vacation rental is equipped with a wifi hotspot with its own password.
- For our RV guests, there is a wifi hotspot in the Library.
- Please understand wifi in the mountains is NOT strong like the city.
- Note the RV wifi will be moving to the picnic area in the near future.
Laundry: There is a guest washer and dryer located next to the office, free of charge if you have your own detergent. Hours are from 3 pm to 9 pm daily, with the last load starting at 8 pm to allow the guests in the Guest Suite some quiet time.
Library (formerly the "shop"):
- The library houses a DVD library, books, National Geographic magazines, and some games.
- Please keep voices lowered as the Guest Suite guests next door deserve some quiet time.
- The wifi hotspot for RV guests is moving to the picnic area in the near future.
- Please understand our wifi is NOT strong due to our mountain location.
QUIET hours are from 10 pm to 8 am at Sequoia Resort. Even though we are in the mountains, there are many guests on the property and noise will not be tolerated between 10 pm and 8 am. Disruptive guests will be asked to leave without a refund.
RESERVATIONS
Payment and fees: The First's Night charge plus county hotel tax is due at the time of booking. The balance will be charged on the date of arrival.
Payment options: Visa, MasterCard, and American Express are accepted.
Falsified Reservations: Any reservation obtained under false pretenses will be subject to forfeiture of all payments and fees, as well as the use of the premises.
PROPERTY DAMAGE
By reserving at Sequoia Resort, you agree that charges will be levied for all property damage and a detailed bill will be sent with the charges levied.
Charges will be made for the following reasons:
- Damage beyond normal wear and tear of the house and its contents.
- Repairs and/or replacements made to the house and its contents.
- Septic problems due to excessive toilet paper, feminine products, or non-toilet paper items flushed down the toilets.
- Lost or damaged linens and/or towels.
- Any dog soiling or damage to carpet and bedding.
- Remember that dogs may NOT be left unattended at any time. If dogs are discovered unattended you will be charged $250.00.
- Cats are NOT permitted in the vacation rentals.
LIABILITY
- Recognition of risk and danger: In making a reservation at Sequoia Resort, the following is understood and agreed upon:
- Reservations are made by an adult(s) who assume all risk and liability for minors in their party.
- The adult(s) recognize the elements of risk associated with rural environments, and their roads, paths, trails, animals, and water features.
- The adult(s) recognize that Sequoia Resort is a wilderness area and there are risks associated with wildlife.
- The adult(s) recognize the risks associated with swimming, fishing, boating, biking, walking, tire swinging, and other outdoor activities. Note: there is no lifeguard at the Sequoia Resort lake, life jackets are available. Note the lake is currently unavailable for use due to the California drought.
Release of liability: By making a reservation at Sequoia Resort, the adult(s) agree to hold harmless Sequoia Resort, Badger Creek Development, LLC, and its staff from any and all claims, suits, losses, or related causes for damages, including but not limited to, such claims that may result in loss, death or injury, from an accident or otherwise, during or arising in any way from the occupancy and/or activities engaged in on the premises.
Personal belongings and valuables: By making a reservation at Sequoia Resort, the adult(s) agree that Sequoia Resort is not responsible for the loss of personal belongings or valuables. Guests are responsible for locking all doors of the vacation rentals and their RV on Sequoia Resort property.
CHILDREN & PETS
- Children are welcome with an accompanying adult
- Pets are welcome
- Pets must weigh under 40 pounds
- Pets may NOT be left unattended at any time. If pets are discovered unattended and/or excessive damage is caused by a pet the guest will be assessed a minimum of $250.00 charge or actual cost of damages. The national parks do NOT allow dogs on the hiking trails but you may take your fur baby on the national forest trails.
HONEY BEES – Help us protect the bees living behind the office at Sequoia Resort. The bees like their privacy, so
we ask that you do not go behind the office building into their area.
Frequently-Asked Questions
What vehicles are allowed at your resort?
- Full hook-up RVs only; You would be amazed at the amount of Tesla's who book a 50 amp RV site to "charge" and they want to sleep in the car. This is not allowed.
Can I tent camp at the Sequoia Resort and RV Park?
- No tent or car camping is allowed at our resort. Only full hook-up RVs are allowed.
How do I get to Sequoia Resort and RV Park?
- Arriving from the south (SoCal):
--Take Hwy 198E from Visalia.
--Then take Hwy 245 north through the town of Woodlake.
--Hwy 245 is our road so turn off your GPS or it will take you on the small 1.5-lane road. Guests who suffer car sickness should consider non-drowsy Dramamine for the curvy roads.
- Arriving from the north (Fresno area):
--Take Hwy 180E and then turn south onto Hwy 245.
--This is the best road for RVs to avoid the jack-knife turn!
What time do I need to check-in and check out of Sequoia Resort & RV Park?
- Check-in time – 3 pm
- Check out time – by 11 am
Late check-out may be arranged in advance for an extra charge.
Is there Wi-Fi at Sequoia Resort and RV Park?
- We do offer Wi-Fi hotspots in the vacation rentals and one in the library for RV guests. However, the Wi-Fi is NOT strong because of the mountains. Because of this, it isn't recommended you try to work or do remote school from our property.
What are California fire rules right now? Will the drought affect my vacation?
- Due to extreme fire danger, no charcoal or fire pits are allowed at RV sites. Propane grills are allowed and we do have a community propane BBQ grill and a fire pit near the picnic area for guest use. This may change depending on the wind severity.
Additionally, the pond is currently unavailable for use due to drought conditions. We probably should change the landing page photo as guests still think we have water in the pond which is incorrect.
Where's the closest grocery store?
- It is HIGHLY recommended to stock up with groceries/food before making the drive up here for check-in.
- There is a small market in Grant Grove inside the park that carries the basic essentials.
- There is a larger grocery store in the town of Woodlake, which is about a 45-minute drive from us.
- If you are in need of a Walmart, Costco, Lowe's (or other major shopping stores) the town of Visalia is a good option, or Fresno if you are traveling from the north.
Where is the nearest gas station to Sequoia RV Resort?
- You have 2 options really, both are approximately 30 miles from Sequoia Resort.
- It is HIGHLY recommended that you fill up with gas in Visalia or Fresno before driving up here where gas prices will be increased.
- If you are traveling NORTH, the Valero Gas Station in Squaw Valley is the best option. Turn right out of our driveway onto Highway 245, and then left onto Dunlap Road. Take Dunlap to the end, and turn left onto Highway 180 and the Valero is just up the road on the righthand side.
- If you are traveling SOUTH, the Prince Mart Gas Station is closest. Turn left out our driveway onto Highway 245, and then turn left onto Dry Creek Drive and follow it to the end. Turn left onto Lomitas Dr (Rd 216) and the Prince Mart is just up the road on the righthand side of the road.
Is Sequoia Resort pet-friendly?
- Yes, dogs are welcome at Sequoia Resort but should remain on a leash at all times while outside with your family and should not be left unattended. We do not charge additional fees for pets but reserve the right to assess fees for excess cleaning or any damages caused by pets during your stay.
- Please note: Dogs are prohibited on trails inside the National Parks, so please refer to their website for guidelines on pets before committing to bringing your dogs along.
Do you offer daily housekeeping service?
- No, our cleaning staff will clean your house prior to your arrival and get everything set up for your stay. But once you pick up the key, the house is yours and we will not bother your family on vacation.
- Our office is open daily from 8 am – 7 pm if you need anything, and Bryon lives onsite and is available 24 hours a day.
Do you offer cable or satellite service?
- Sequoia Resort has installed DirecTV cable service in every rental unit that is free to use while your family is relaxing after a long day of exploring the parks.
How do we rent a bike?
- The bikes are free to use for all guests and are first come first serve. They are located in the woodshed next to the office building. Please return the bikes when you are done so that other guests may enjoy them.
Are there lifeguards on duty at the lake?
- No, while swimming is permitted in the lake, there are no lifeguards on duty. And all swimmers should swim at their own risk.
Can you fish in the lake?
- Yes, the lake is stream-fed and contains fish. We do not supply fishing poles, so if you wish to fish you will need to bring them. All fishing is catch and release only.
What's in the Guest Shop?
- Well, there's bottled water, sodas, snacks, and some very basic food items. There is a sitting area with Wi-Fi access and a DVD collection that you are free to browse and take to your house to watch (please return when done).Cancellation Policy

If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
