If a distinctive camping experience is what you’re looking for, Mama Gertie’s is the place for you! Carved into the side of a mountain, we offer stepped sites with campground views on our lower tiers. Our top or 3rd tier offers stunning vistas. Four sites boast private decks with a swing, cafe table, and fire pit. These sites fill up quickly as you can imagine! Most of our sites offer full hookups and 30/50 amps. We do have several water and electric-only sites that are perfect for pop-ups, teardrops, and more petite campers. These sites are located a short walk from our clean and well-maintained bathroom facilities. We cater to motorhomes, 5th wheels, and travel trailers including pop-ups and micro campers! In addition, we are renovating a portion of our campground. Stay tuned for new lodging offerings coming in late summer 2023! We are conveniently located near many local recreational options, right in the heart of the Blue Ridge Mountains. Check out the local farmer’s markets, art galleries, craft breweries or shop to your heart’s content at one of the many antique and specialty stores in the area. Tour the famous Biltmore Estate. Cruise the Blue Ridge Parkway. Visit Black Mountain and Montreat. After a full day, return to the serenity that is Mama Gertie’s and enjoy a campfire with friends and family. Rules

Registration and Arrival Check-In Procedure - Check-In Time: Our check-in time is between 1:00 pm. and 5:00 pm daily. - We are carved into the side of a mountain. - For your safety and that of our staff we do not allow check-ins after 5:00 p.m. (See our No Show Policy below). - Check-Out Time: Please vacate your site no later than 11:00 a.m. so that we may ready it for the next guest. - Check with our reservation desk before 10 a.m. on your day of departure if you would like to extend. - We do not guarantee the same site. Reservations - Our reservation system automatically assigns sites on the day of arrival. - We do not guarantee specific site numbers. - We only guarantee a site type with the same amenities as booked. - Please depart promptly so we may ready the site for the next guests. - While each park attempts to accommodate your exact spot request, the on-site manager makes the ultimate decision for spot placement. Deposits & Payments Policy - All reservations are non-refundable and require payment in full. - Monthly reservations require the first month's payment upfront, there is a one-time $75.00 electric deposit payable at check-in. - All reservations must be secured with a credit card. - Most holidays require a minimum three (3) night stay. - Regular weekends require a two (2) day minimum stay. - We no longer accept cash as payment for reservations or in our camp store. - All store purchases, firewood, and propane will be charged to the card on file. - Our laundry and vending machines accept exact change. - Change machines are located across from the laundry in our main building and inside the laundry facility on our 3rd tier/mountain view sites. - Monthly sites require one monthly non-refundable deposit. - An electric deposit is collected at check-in. Length of Stay - Most holiday weekends require a 3-night stay. - Regular weekends require a 2-night stay. - The maximum length of stay from April 1 – November 1 is 14 nights. - We offer weekly and monthly rates from November 1 through March 1. Refund Policy - NO REFUNDS. - Refunds are not issued for inclement weather, early departure, voluntary site moves, ejection from our campground, or any other reason after arrival. - Reservation fees, Good Sam memberships, and RezGuard fees are non-refundable. - See our policy on cancellations. - We do not give refunds, credit, or gift certificates for early departure, voluntary site moves, ejection, or any other reason. - No refunds or credit for unapplied discounts. (We will issue a gift certificate towards another stay to be used for RV/Lodging sites) - No refunds, credit, or gift certificates after arrival for any reason. - All reservations are non-refundable. No Show Policy - Check-in daily is between the hours of 1 pm and 5 pm EST. - Our office closes promptly at 5 pm and we do not allow anyone to enter the campground un-escorted. - If you have not changed your arrival date with the office by 1:00 p.m. on the date of arrival, you will forfeit the entire reservation fee. - No-shows will result in forfeiture of the entire reservation fee. Quiet Hours - Quiet Hours – 10 pm to 8 am - Please be respectful of your neighbors at all times. - Generators are not allowed at any time. Drones Policy - Drone use is not permitted anywhere on the property including the airspace above the park. Trash Policy - All trash must be bagged properly and placed at the end of your site between 9:00 AM and 11:00 AM. - Our friendly staff will pick up and dispose of it for you. - Please flatten all cardboard boxes. - We cannot accept large items like mattresses or bikes to be placed in dumpsters. - Please do not leave trash at your site. Washing Policy - Washing of RVs or vehicles is prohibited as all sites are serviced by well water. - We may assess a minimum $35.00 fee or eject the offender from the campground with no refund. Fireworks, Firearms, Explosives Policy - Weapons, explosives, or fireworks of any kind are not allowed on campground property. Minors Policy - Minors must be accompanied by a responsible adult age 18 or over at all times, in all areas of Mama Gertie’s grounds. - The unique nature of our park, in addition to wild animals makes it imperative! - We have an active bear population as well as many other wild animals that call our park home. Profanity Policy - No profanity in the park. - This is a family campground and there is no need for foul language. Smoking, Vaping, Alcohol & Drugs Policy - Smoking of any kind is not allowed in any campground building, safari tent, cabin, or indoor facility. - Please extinguish smoking materials completely before discarding them. - Alcohol is allowed in discrete containers on your site only and consumed responsibly. - Illicit drugs are not tolerated anywhere on our property. - We reserve the right to eject any guest or visitor causing a disturbance for any reason, without recourse or refund. - Alcoholic beverages are to be enjoyed at your campsite only. - Alcoholic beverages must be in cups or have exterior labeling covered/concealed (i.e. by using a koozie). - Please do not walk around the campground with bottles or cans of alcohol. Speed Limit The speed limit around the campground is 7.5 MPH. - This is strictly enforced to ensure the safety of children, wild and domesticated animals as well as guests and staff within the grounds. Wildlife & Property Policy - Anyone caught hurting or chasing our wildlife or damaging our property in any way will be asked to leave the campground immediately and there will be no refund for those ejected for this behavior. - This includes removing rocks from our retaining walls. Animal Policy - Please do not feed the wildlife. - Please do not feed or leave food out for animals of any sort. - This is for your safety, and the safety of the animals, guests, and staff. - We have an active bear population as well as many other wild animals that call our campground home. SITES Policy - Please keep your site clean. - No outside laundry hanging, or trash left around your site. Tents Policy - NO TENTS on cabin or RV sites. - No stakes of any kind allowed on RV sites. - We no longer offer rustic tent sites. Fires & Grills Policy - All fires must be in designated fire rings and watched closely. - Do not leave a fire unattended or move the fire pit. - Fire rings are intentionally placed to avoid underground cable & electric lines. - Please do not put grills on picnic tables. Bathrooms Policy - Please close the shower curtains while taking a shower to help keep the floor dry. - Shut off the lights when you leave the bathroom and make sure the door is closed tight behind you. Outdoor Areas & Natural Features - Please stay away from our rock walls, and keep children and animals off walls. - Climbing on natural features such as rock retention walls is prohibited for safety reasons. - Please do not remove rocks from retention walls or natural features as it could potentially damage them or cause unstable conditions. Pets Policy - We welcome pets at the campground as long as they are good-natured, you keep them on a leash no longer than 6 feet in length, and pick up after them at all times. - There are bags and receptacles located around the park for your convenience. - We reserve the right to ask guests to leave the campground without a refund if pet waste is not removed immediately. - Pets must not be left unattended at any time. - Frequent or prolonged barking is grounds for ejection from our campground without a refund. - We no longer allow fencing for your pet's safety. - We have a very active bear and wild animal population that call the campground home. - We love pets, but they must be walked on a leash of 6′ or less in length (no retractable leads) and in your control at all times. - Pets are not allowed to disturb other campers. Children under the age of 18 are not allowed to walk pets. - Aggressive animals of any breed will not be tolerated. - There is a limit of 2 pets per site and are not to be left unattended at any time. - We no longer allow pens, crates, fencing, or tie-outs/stakes of any type. - Pets are not allowed in the camp store, registration office, any campground building, safari tents, cabins, or other facilities. - Please do not wash/dry pet bedding in any of our laundry facilities in consideration of our guests and staff with severe allergies. - A fine of $250.00 will be assessed for violation and you will be ejected from the park. Bath, Shower, and Laundry Facilities Policy - We take pride in our facilities and ask that you be respectful and clean up after yourself. - Out of respect for other guests and our cleaning staff please do not leave laundry unattended. - Unattended laundry may be removed at any time. - Mama Gertie’s owners, management, and staff are not responsible for unattended laundry. - Please do not wash/dry flammable items or pet items. - A fine of $250.00 will be assessed for violation and you will be ejected from the park. Sewer/Dump Station Policy - Please do not throw feminine products, plastic gloves, bottles, or anything that should not go down a drain in our septic system. - Do not dispose of pet waste in the sewer. ATV/UTV/OFF-ROAD Vehicles and Golf Carts Policy - The use of golf carts, off-road motorcycles, 3-wheelers, and 4-wheelers is prohibited on the property. - We are a small campground and everything is close by, if you require assistance to travel from your site to the bathrooms or laundry, we do allow mobility scooters and devices. If you have any questions please contact the office. Electric Vehicle Policy - Please see management at the camp office to inquire about charging your electric vehicle. Occupancy Policy - RV site camping fees include 4 persons, with a maximum of 6 people per RV site. - Additional guests are $10.00 each per night for the duration of the stay. - Lodging accommodations have different occupancy maximums. - Contact our office for further details. Visitors Policy - Campers are responsible for their visitors. - Visitors must register at the office and pay the $10.00 visitor fee to obtain a car pass. - All visitors must vacate the campground by 10:00 p.m. - Overnight visitors must be registered with the office. Vehicles Policy - One vehicle and one RV are allowed on an RV site. - One vehicle is allowed per lodging site. - No vehicle can protrude into the flow of traffic. - Extra vehicles are subject to a $10 fee per night for the duration of the stay. - All vehicles must have a valid state license plate and obtain a parking pass from the main office at check-in. - Be prepared to show proof of insurance at any time. Golf carts, ATVs, or other motorized recreational vehicles are prohibited. - Motorcycles and loud vehicles may be asked to park in our main parking lot. RV’s and Campers Policy - Only RVIA-certified RV’s are allowed in our campground for insurance reasons. - This includes but is not limited to motorhomes, truck campers, 5th wheels, and travel trailers. - For insurance reasons, we cannot accommodate “tiny homes”, DIY units, converted vans/buses, or park model RVs. - We do not allow motorcycle/horse trailers with living quarters. - We do not allow vehicle camping anywhere in our campground for safety and insurance reasons. - Contact the office for further information. Sewer Hook-Up Policy - Sewer hoses and connections must be in good repair and tightly fitted. - Replacements and sewer donuts are available in our store. Wastewater/Leaks Policy - Discharging wastewater on the ground is illegal. - Leaks of waste or fresh water must be corrected immediately. - Violators are subject to a fine and possible ejection from the campground. Fire Pits/Rings & Picnic Tables Policy - Please do not move fire pits or picnic tables without permission from a staff member. - Do not burn or leave trash in pits/rings. Please do not leave a fire unattended at any time. - Please do not put barbecues or camp stoves on picnic tables. - Damages will be charged to the credit card on file. Firewood Policy - We do not allow outside firewood to be brought into our campground. - We support North Carolina and Buncombe County efforts to limit the spread of invasive species and disease. - We offer kiln-dried hardwood for sale, delivered right to your site. Disclaimer - ALL visitors, vehicles, and guests must be registered and paid for at the campground office. - Please notify the office of any & all guests you will be having in the campground during your time here. - Guests are responsible for the behavior of their visitors.

Cancellation Policy

Check-in is between 1:00 pm and 5:00 pm EST. We are unable to accommodate any check-ins after 6PM. Due to insurance all guests must be escorted to their site. All reservations are non-refundable. Gift certificates will be issued for cancellations. You may cancel or change your reservation by 1:00 pm EST on the day of arrival. A gift certificate equal to the amount of your deposit, less applicable taxes, and fees will be issued. (See exclusions below) Gift certificates are valid for one (1) year from date of issue and are non-refundable and non-transferable. Cancellations for reservations made with a gift certificate will result in the forfeiture of all funds. - No shows will result in forfeiture of the entire reservation fee. - Reservations made within 24 hours of check-in do not qualify for a gift certificate if cancelled. - Reservations made with gift certificates are non-refundable and non-transferable. - Cancellations for reservations made with a gift certificate will result in the forfeiture of all funds.
