Rules

Check-in Procedure - Check-in at 1 pm - Check-out at 11 am - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement Speed Limit - Speed limit is 15MPH Quiet Hours - No generators, fireworks, or loud music. Quiet time 10:00 PM – 8:00 AM. Visitor Policy - All visitors must check in at the office and comply with park rules/policies. - Additional guests must be approved by Tropical Trails management and an additional rate of $6.50 per day will apply. - Summer rates/Low Season (April - October) are based on FIVE people per site. - Additional guests that are not family members are allowed to visit guests PROVIDED THEY SIGN IN UPON ARRIVAL to the park. - Additional guests will pay a $6.50 resort guest fee if they use any of the amenities. - There is a $3 per person/day fee for any visitor using Jetstream RV Resort’s Clubhouse, pool, etc. - Please be respectful of registered paying guests by limiting your visitors to no more than 4 at a time. Drug Policy - No illegal drugs. Firearm Policy - All weapons shall be kept in compliance with state/federal laws. - No discharge or use of firearms in the park. Smoking Policy - No smoking in or around Resort buildings. Park Disclaimer - Tropical Trails reserves the right to move our customers to an equal or upgraded RV site, but we will always do our absolute best to give our guests their first choice. - Common courtesy shall prevail between all persons in the park. - Respect the privacy of guests. Profane, abusive, harassing, threatening language or actions directed at park personnel or other guests is unacceptable and could result in eviction. - Since every contingency cannot be covered in a set of rules, from time to time, modification may be necessary. - Management reserves the right to make changes deemed necessary to these rules and regulations at any time, without prior notice. Payment Policy - Credit card fee of 3%. Daily resort fee of $4 for all stays less than 30 days. - Daily resort fee of $6 for all stays less than 30 days. - Guests staying at our resort for 30 days or longer will have their electricity metered and charged based on the present local rate Pet Policy - We reserve the right to refuse or require the removal of any animal at any time. - 2 pets allowed per RV site, additional pets must have management's approval. - All pets must be on a leash and are people-friendly. - Cats are allowed but may not roam freely in the park. - Dogs must be on a leash (6 feet or shorter) and under the control of an adult at all times. - Excessive barking is not allowed. - Pet owners must immediately pick up after their pet and deposit waste in a bag and into the designated receptacles. - A $25 fine will be assessed to the pet owner for each occurrence of improper disposal or cleanup. - Aggressive animals will not be allowed in the park. - You will be asked to leave with no refund if your pet shows any aggressive tendencies or complaints are verified. - Pet fences are not allowed. - Pets may not be left outdoors unsupervised. - Do not feed wild or stray animals. Children Policy - Children under age 12 must be accompanied by an adult while in the common areas of the resort. Vehicle Policy - Vehicles and site occupancy - One RV per site. - One passenger vehicle per site. - The second vehicle requires management approval and may be allowed if space is available. - Subletting or renting an RV is prohibited. Parking Policy - Utility/Car trailers must be parked in the reserved parking spaces (additional fee required). - No parking on grass, or adjacent/vacant sites. - No vehicle repairs or maintenance may be done in the park unless approved by management. Trash Policy - Cleanliness of the park is important to everyone. - All trash should be bagged and taken to the dumpster. - Outdoor items should be neat and orderly. No outdoor appliances (i.e. freezer, refrigerators) of any kind. - No storage of tires on site. - Hazardous materials shall be discarded properly. - Please leave park facilities as you would like to find them. Sewage Policy - Texas law mandates the use of a sewer hose seal (threaded connector/rubber donut). - Do not place feminine products, grease/fats, diapers, cat litter, paper towels, wet wipes, hazardous substances, syringes, or plastics down the drain/sewer. - Use RV toilet paper. Portable Grill Policy - Gas/charcoal grills are allowed. - No wood fires. Outdoor Structures - No sheds, porches, decks, tents, tarps, or utility buildings allowed. - RV’s are not to be skirted and usage of blocks to balance rig is prohibited. Laundry Policy - No clotheslines or hanging laundry outdoors. - No washing of pet bedding in the laundry facility. Solicitation/Peddling/Business Enterprise - No peddling, soliciting, or business enterprise is allowed in the park. - Signs for the sale of products or services are not allowed. Monthly Rent and Electric Bills Policy - Monthly rent and electric bills are due on the same day each month as determined by the guest check-in date. - A $35 late fee will apply if not paid within 5 days of the due date. - Management may terminate the occupancy of a defaulting tenant for nonpayment of rent and utilities. Property Damage Policies - Any guest or visitor that willfully or negligently damages or destroys park property, landscaping, or equipment will be held liable for the value to repair or replace the damaged items property. - The responsible party(s) may be evicted for willful damage. - Guests use the Resort’s facilities at their own risk. - Secure your valuables. - Management assumes no liability for loss or damage to guest property and/or injury to a person, pet, or party arising due to the use of resort facilities or caused by others on the premises. - The resort is not responsible for loss or damage due to fire, accident, theft, weather, or catastrophic events. - All resort guests agree that management assumes no responsibility for accidents, injuries, or loss from any cause.

Cancellation Policy

MODERATE If the guest cancels at least 1 week before your check-in day and time, they will receive a full refund (minus Spot2Nite convenience or resort fees). If the guest cancels within the 1 week before check-in, there will be no refund.
