Check-In Procedure
- Check-in is 10 am - 6 pm.
- Check-out is 11 am.
- Upon arrival, please make sure to call the office ahead of time and then stop by the office, someone will be there to guide you from that point.
- If you are arriving later in the evening, please call in advance so that we can accommodate you accordingly.
- While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement.
Theft of Service
- Any guest who leaves without paying for site theft of service law services or who refuses to pay for site services when due is subject to criminal prosecution.
- We are providing service hook-ups for your RV.
- We require full payment in advance and will prosecute any violations under the "Theft of services law".
- Failure to pay site rent on time will result in your services being turned off and your RV being towed at your expense.
- Violations of this "Theft of Services Act" are reported to and prosecuted by the Kaufman County Sheriff's dept.
- We have in the past recovered rent, electricity, and late charges from move-outs that left us owing money.
- We will prosecute!!!
Facilities
- Any of the facilities of the RV resort, such as laundry rooms, outdoor toilets/showers, swimming pool, exercise room, dog park, jogging trail, wi-fi, etc.
- Whether existing or planned, are for the use of the residents of the resort, or other authorized guests (club members) only.
- You may bring your friends or relatives in to enjoy the facilities at no charge.
- Please contact the office for temporary passes or memberships.
- All use of facilities is at the user's risk.
Children Policy
- All minor children will be strictly supervised by their parents or guardians at all times, and the resort owners employees, or agents shall never be liable for injury, death, or disease.
Residents
- Residents are always responsible for their own actions, and the actions of their children, spouses, guests, or friends.
- Should the resident or their family, guests, friends, or others violate the rules, the resident may be asked to leave the park, and a refund of any rent or deposit will not be made.
Customers and Visitors Acknowledgement Policy
- Agree to it and waive any royalty payment.
- Residents with their own security cameras can only have the view of their private area, guest cameras must not be facing any other RV drives/windows.
Security Cameras and Photos
- The RV resort is under surveillance by CCTV cameras and other devices for your safety.
- Customer's movement outside the RV may be recorded at all times and may be used for security purposes and/or marketing and advertisement purposes (including but not limited to photos/video at websites, rack cards, and other advertisement materials.)
Internet Connection
- Wi-fi internet is for casual use only.
- Gaming, downloading movies, and serious business, are not allowed over the resort wi-fi connection.
- If you want to do these things, then you will need to set up your own internet connection.
Services
- All services will be furnished to all RV's, including sewage, water, electricity, garbage pick-up, grass mowing, and wi-fi.
- Wi-fi service sometimes makes that impossible.
- Telephone service and TV service will be the responsibility of the resident.
- Monthly residents will have the furnished free to park residents and coverage or service is not guaranteed.
- We strive to reach all residents, but factors beyond our control meters read on their lots, and will receive an electric bill which will be a pass-through charge from Trinity Valley Electric Co-op.
Quiet Time
- We strive to maintain a quiet, drug-free, clean resort and we hope that you will enjoy your stay here.
- Please let us know if we can assist you in any reasonable way.
- 10:00 pm to 7:00 am is quiet time.
- No loud music at any time.
- If you warm up your vehicle, make sure it is not loud.
- We have residents who work different shifts.
- Loud mufflers, and loud motorcycles, will not be tolerated.
Fire Policy
- There will be no open fires in the resort, except in designated elevated pits.
- If there is a fire ban determined by Kaufman County there is a fire ban within the park.
- Smoking is allowed only around your RV and butts must be disposed of in your garbage.
- No alcohol is to be consumed outside your RV unless it is in a designated lounge area.
Littering
- Do not litter in the resort.
- If you throw it down, pick it up.
- Put it in the dumpster or trash can.
- No cigarette butts on the ground.
- Management can at any time charge any clean-up fees up to $100.
Sewer
- Sewer elbows must be used.
- Grease, foodstuffs, feminine hygiene items, etc.
- Must be kept out of the sewage.
- If a resident is careless and stops up a sewage line, causing a maintenance call to unstop the line, there will be a charge to that resident.
- If you have grease or old food to dispose of, put it in a closed can or bottle and put it in the garbage, never wash it down the sink.
Electrical Pedestals
- Under no circumstances should any resident open or attempt to modify anything about the electrical pedestal.
- If a resident is having problems with their electrical service, they should notify the office immediately.
- The pedestals contain high voltage/high-temperature wires that can burn or kill anyone who is not qualified to work on these wires.
- Cherokee Creek RV holds ownership of the meter and can disconnect service if management sees it necessary.
Pet Policy
- No more than two pets per site.
- Dogs must be 40 lbs. or less.
- Dogs are accepted on a case-by-case basis.
- When a dog is outside the RV, it must be on a leash at all times.
- No outside dog kennels allowed.
- You may not tie your dog outside and leave it unattended.
- You must clean up any dog poop immediately, barking dogs or aggressive dogs will not be allowed in the park.
- All dogs must be kid-friendly, people-friendly, and pet friendly.
- If dogs are in the park, the owner must be in attendance.
Speed Limit
- All areas of the resort are 5 mph.
- This will be strictly enforced.
- One warning per site will be given if speeding occurs.
- The second warning can result in eviction from the resort.
- Small children in the resort can be put in danger!
Parking Policy
- Rates include two vehicles at each site.
- Any unauthorized or additional vehicles, any enclosed or utility trailer must be registered as a storage item and parked in our storage area at a nominal fee.
- Any items left in our storage area that are not registered will be towed at the owner's expense.
- No parking or driving through grassy yard areas.
- Damage to any plumbing/yard care will result in fees being applied to your monthly invoice.
Campsites
- You are required to keep your site clean at all times.
- Only patio furniture and an outside grill are allowed outside of your RV.
- No storage sheds on grassy areas, no tarps, or any kind of garbage bags/containers of any kind are allowed.
- The resort will maintain a dumpster within walking distance so that you can put your full garbage bags into it.
- You cannot sublet your site.
Rent
- Rent and electrical charges must be paid on time.
- Bills are due on the 1st of every month.
- If no communication is received after the 6th of the month a $50 late fee will apply.
- After the 10th of the month if still unpaid, you may have your electrical service cut off and your RV site agreement canceled the morning of the 12th, and will be asked to leave the park.
Campground Disclaimer
- The resort management assumes no responsibility for accidents, injuries, or loss from any cause.
- We have a no-refund policy.
- We will never tolerate profane or abusive language to park personnel from residents.
- You will be evicted immediately!
- Cherokee Creek RV resort will not tolerate any abusive, onerous, noxious, or offensive behavior or activity of any sort that could interrupt or adversely affect the enjoyment of other parties utilizing our facilities.
- The park management will be the sole judge of what constitutes offensive or abusive behavior and will make a judgment as to if a warning will be issued, or the offending party will be required to leave the park immediately, without a refund.
- If a site is vacant, during the term of their agreement, for more than 72 hours without tenant notifying the office, the resort can take possession of the empty lot without notice or refund amenity and waiver liability: customer shall indemnify and hold Cherokee creek RV resort, their owners, and employees and agents harmless and free from any and all claims, demands, costs, and expenses, including but not limited to, attorney fees, arising from any and all damages or injuries caused by fire, water, wind, civil strife, or acts of god.
- Customer shall also hold harmless Cherokee Creek RV resort owners, employers, agents, or invitees for any customer actions or inactions or any cause related to customer use or occupation of the RV site.
- All residents shall insure their own RV's and possessions.
- Texas penal code section 31:04 (b).
- Policies and terms are set and enforced directly by Cherokee Creek RV Resort and are subject to change as their policies are adjusted.

Cancellation Policy
Campground Cancellation Policy
- 100% refund until 7 days prior to check-in.
- 50% percent refund 3 days prior, then 2 days prior the reservation is no longer refundable.
- Note: All refund calculations exclude the RoverPass service fees and credit card processing, which are non-refundable.
RoverPass Cancellation Policy
- The platform and processing fees are non-refundable.
- All Spot2Nite reservations require payment in full at the time of booking.
- Please contact Spot2Nite to cancel a reservation via email to [email protected] or call (877)778-2683, Option 1.
- Spot2Nite convenience fees and credit card processing fees are non-refundable.
